Phyn Plus uses high-definition pressure sensing with daily plumbing checks. Both plug into an outlet near the valve. YoLink runs on a battery, so it needs no outlet, and it's the one of the three we install with a sensor at every supply line if you want that. No. All three systems work with a free app and no subscription. Moen offers an optional FloProtect plan that adds an extended warranty and other benefits, and we offer Water Protection Plus for YoLink systems if you'd like professional monitoring — both entirely optional.

It depends on the system. The YoLink valve runs on its own battery, and its sensors can close it directly — no WiFi, internet, or hub needed. Moen and Phyn both keep automatic shutoff running without internet, but they need power at the valve; Moen sells an optional battery backup that runs up to four hours, and Phyn doesn't list one. Every valve can also be opened and closed by hand, and we show you how before we leave.

Yes — both plug into an outlet near the valve. If there's one on the other side of the wall, it's usually a simple run. If there isn't, we quote a new outlet at your assessment, before any work begins. The YoLink valve is battery-powered and doesn't need one.

No. No system can promise that water will never escape or that damage can never occur. What it does is detect leaks early and shut off the main supply automatically to help limit the amount of water released and reduce the severity of a loss.

Each manufacturer warrants its own product: YoLink covers the valve for one year and its sensors for two, Moen covers the Flo for one year (five with its FloProtect plan), and Phyn covers the Phyn Plus for two. On top of that, every install carries our one-year workmanship warranty. One thing worth knowing: manufacturers replace a failed unit, but none of them pay for the labor to swap it. We handle that for you.

It may. Some California carriers describe discounts for qualifying leak-detection or automatic-shutoff devices, but eligibility and the amount vary by carrier and policy. Some carriers name specific devices, so tell us your carrier at the assessment and we'll help you check. Your insurer makes the final decision; we provide the installation documentation.

Yes. If you've already bought a Moen, Phyn, or other smart shutoff valve, we'll install it — same permit, liners, live demonstration, and paperwork. We'll confirm it fits your main and quote it at your free assessment. Our workmanship warranty covers the install; product warranty claims go through the manufacturer.

With YoLink Whole Home, we put one near every water supply line — usually two per bathroom plus the kitchen sink, water heater, washer, dishwasher, and refrigerator. We count your exact number at the free assessment and confirm it with you before installing.

Possibly. SoCal Water$mart currently describes rebates starting at $100 for qualifying flow-monitoring devices, subject to agency, model, and available funding. We'll help you check eligibility.

We'll assess it in person. Unusual access, underground or in-wall runs, or a failing existing shutoff may require additional work, which we quote before starting so there are no surprises.

An optional membership for YoLink systems ($15/month or $150/year) that adds professional dashboard monitoring with a defined notification procedure, an annual system health check and plumbing inspection (one scheduled visit per membership year), member repair and remodel pricing, and priority reconstruction scheduling. It is not an emergency-response or guaranteed-dispatch service.

A shutoff valve protects your home's domestic water supply — the water that flows through your main line. It can't stop water from sources that valve doesn't control: roof leaks, drain or sewer backups, fire-sprinkler systems, and pools. Irrigation is worth a closer look, and we'd rather be straight with you about it: most homes' sprinkler systems tee off the water line before the house valve, so irrigation usually isn't protected. If yours feeds off the house line, it's covered. If it doesn't, a second YoLink valve can be added to your irrigation line.
